The UK stamp duty calculator estimates Stamp Duty Land Tax on a residential property purchase in England or Northern Ireland.

Stamp Duty Formula

Stamp Duty = Purchase Price Applied Across SDLT Bands

Where:

  • Purchase price is the property price agreed with the seller
  • SDLT bands apply progressively to slices of the price
  • Surcharges may apply to additional homes or certain buyer circumstances

Example calculation

If a property purchase crosses more than one SDLT band, only the part of the price inside each band is charged at that band's rate.

This means stamp duty is progressive. A higher purchase price does not usually cause the whole property value to be taxed at the highest rate reached.
